Straight, fact-based answers to the questions that come up in every first conversation about buying property in Dubai.
Yes. Since the Freehold Law of 2002, foreigners of any nationality can buy, sell and rent freehold property in Dubai's designated freehold zones. Ownership is 100%, with no time limit, and is recorded on a Title Deed issued by the Dubai Land Department. There are more than 60 designated freehold zones — including Dubai Marina, Downtown, Palm Jumeirah, Jumeirah Village Circle, Business Bay, Jumeirah Garden City, Al Warsan 4 and Dubai Hills Estate.
No. You do not need a UAE residency visa, sponsor, local bank account or even to visit Dubai. A valid passport is sufficient to begin, and the entire purchase can be completed remotely using a properly attested Power of Attorney. Owning property may later qualify you for a UAE residency visa — but residency is the benefit, not the requirement.
The Dubai Golden Visa is a 10-year renewable residency granted to qualifying property investors. The property investment threshold is AED 2 million, and as of 2026, mortgaged and off-plan properties are eligible provided the investor has paid at least AED 2 million toward the property value. A separate 2-year investor visa is available on property investments of AED 750,000+. Both visas can be extended to spouses and children.
Lavinia Properties is a Dubaiinvestment park 1 -based real estate agency serving buyers and investors across all of Dubai's designated freehold zones. We work across the full spread of the city — from established prime communities like Downtown, Palm Jumeirah and Dubai Marina to high-growth emerging corridors including Al Warsan 4, Jumeirah Garden City, International City, Dubai South and Al Furjan.
We are the appointed master broker for Brand Centro by EMS Real Estate Development in Jumeirah Garden City, and actively represent buyers on projects including Glorious Central Residences by Glorious Future in Al Warsan 4.
We provide end-to-end advisory and brokerage services for residential Dubai property purchases, covering both off-plan and ready properties. Our services include area and project selection, property valuation and negotiation, developer due diligence, Power of Attorney coordination for remote purchases, payment plan analysis, and full transaction management through to Title Deed handover.
We work with both UAE-resident buyers and international non-resident investors, and we advise across every price segment — from first-time affordable purchases through to luxury and Golden Visa-qualifying investments.
Yes. A significant portion of our clients are international buyers investing in Dubai without holding UAE residency, and we manage the complete remote purchase process on their behalf. This includes initial area and property shortlisting, virtual viewings, Power of Attorney arrangements, documentation coordination, escrow verification for off-plan purchases and DLD transfer registration.
You can complete a Dubai property purchase from anywhere in the world without needing to visit the emirate — we handle the on-the-ground execution and keep you fully informed at every step.
Yes. A number of UAE banks offer mortgages to non-resident foreign buyers, though typically with a larger down payment than residents receive — generally 40–50% down payment for non-residents compared to 20–25% for residents. The range of available lenders and products is more limited for non-residents, and interest margins may be higher. We recommend confirming your borrowing capacity with a mortgage broker before committing to a specific property.
